Incline Village Real Estate 11/25/18

The 1st real snow storm of the year rolled through the Sierras late last week.  Buyers of Incline Village real estate took a little breather as road conditions deteriorated for a couple of days.  After the snow level finished bouncing up and down, Highway 80 reopened after suffering a couple of temporary closures during the storms.  A few of the ski resorts have opened up a handful of runs giving skiers and snowboarders an early start this season.  With more precipitation on the horizon during the coming week everyone is optimistic that snow conditions will be a lot better this year than last year.

While things slowed down a bit on the Incline Village real estate scene we still had 6 properties go into escrow last week.  Listing activity has retreated to a more seasonable level.  We saw 6 new properties hit the Incline Village MLS along with 5 price changes and 4 properties closing escrow.  Lower to moderate price shoppers dominated the activity last week.  Everything going into escrow ranged between $375,000 and just under $1 million.

Of particular note is that 2 of the properties closing escrow last week sold for approximately $200,000 below the asking price.  One property sold at $100,000 below the asking price.  And the 4th property closed right at the asking price.  Buyers should not be afraid to look at and write offers on a property they like regardless of the asking price.  Sometimes a seller will put an unrealistically high asking price on a property hoping someone will bite.  When showing activity slows or offers come in substantially below the asking price, many sellers become more willing to negotiate.

Checking out the new listings on the Incline Village real estate scene there is one property that catches our eye this week.  950 Jennifer Street features 4 bedrooms, 3.5 baths, nearly 2500 ft.² of living space plus a two-car attached garage on a lot that is over 4/10 of an acre in size.  Extensively remodeled, you’ll find slab granite counters and stainless steel appliances in the kitchen, spacious rooms, big deck and a nice woodsy setting.  The asking price of $1,025,000 makes this one worth a look.
