Incline Village Real Estate 5/6/18

It was another stellar week for the Incline Village real estate market!  9 properties went into escrow along with 11 closings, 6 price changes and 11 new listings.   Once again we saw all price ranges get in on the action.  The pieces of Incline Village real estate getting accepted offers ranged from $339,000 for a condo all the way up to $11.5 million for a piece of lakefront land in Crystal Bay.  One of the new listings that just hit the market is a lakefront house in Incline Village priced at $28.5 million. It appears that the only significant factor that could put a lid on sales in 2018 is the relatively small inventory.

Overall sales in units are well ahead of the same time last year.  But it’s not a share the wealth situation.  The vast majority of Incline Village real estate sales have been concentrated among a relatively small number of agents, of which we are proud to be a part.

New Listings Price Changes In Escrow Closed Escrow

There are a couple of new listings on the Incline Village real estate scene in the moderate price range this week.  1st up is a freestanding condo at #17 Tahoe Palisades.  Priced at $679,000 you’ll find 3 bedrooms, 2 full baths and over 1700 ft.² of living space.  Soaring Cathedral ceilings in both the great room and the master suite.  While the property could use some updating it’s perfectly livable as is.  Enjoy beautiful views of the Lake and mountains in a lovely setting close to Country Club Drive and the Mt. Rose Highway.

Also worth a look is the latest condo to come on the market in McCloud.  #26 is a two-bedroom, 2 bath, elegantly remodeled contemporary style upper unit with 1111 square-feet.  This property is a cut above the other condos that have changed hands in the complex recently.  You have to see it to appreciate the attention to detail and significant improvements over your typical two-bedroom McCloud.  Nice location just a little more than one block from Incline beach.  Offered at $629,000.

Ski season is quickly winding down as warmer temperatures and long sunny days ramp up the pace of snow melt.  Some of the lower elevation hiking trails that face South and West are starting to open up.  But it’s going to be a while before most of the backcountry is conducive to hiking and mountain biking.
