All of the excitement in Washington DC last week did not pose a distraction to the Incline Village real estate market. New listing activity is slowing down to seasonal norms with just 6 properties hitting the Incline Village real estate scene. But 10 properties went into escrow which is a very healthy number for this time of year.
Most of the time when people analyze real estate sales statistics they compare it to one year ago. But we like to look at trends over longer periods of time. It’s amazing how far the inventory has dropped since coming prices started to trend upward in 2012. But even compared with the same time just 2 years ago we have seen the condo inventory drop from 81 units down to just 44. There have been approximately 175 condo transactions this year counting closed sales and condos currently in escrow. A paltry 44 units for sale at this time of year represents a supply of a little over 3 months which is extraordinarily low by Incline Village real estate historical standards.
So, it was nice to see #84 Third Creek come on the market and add a little excitement to the condo inventory. This is a 3 bedroom, 3 bath, 1822 square-foot end unit just a short stroll from the Championship Golf Course. Easy living floor plan with a nice sized bedroom, full bath, living, kitchen and dining areas on the entry level. Upstairs you will find 2 master suites. You won’t get a garage like the condo at #84 Third Creek but you will get 3 bedrooms along with 3 full bathrooms and a lovely setting next to the Creek. This property comes partially furnished with an asking price of $649,000.
Anyone wanting to check out the changing Aspen trees will want to make a trip up to the Sierras now or in the very near future. While the rainstorms last week did knock some leaves off the trees there is still a bit of color to be found. It’s a great time to go hiking and find some solitude in the wilderness. You don’t have to travel very far this time of year to get your own little slice of heaven.
