The copious amounts of snow that have fallen on every piece of Incline Village real estate this winter are finally starting to have an impact on sales of single-family houses. While condo and freestanding condos sales are virtually identical with one year ago, sales of single-family homes are down 40%. Prices are for the most part in a plateau during the winter of 2019.
Last year sales of single-family homes were exceptionally strong in the wintertime because there was virtually no natural snowfall until the middle of February. This allowed buyers and frustrated winter sports enthusiasts to look at property and write offers on a regular basis in the winter months 1 year ago.
Fast-forward to the winter of 2019 and snow piled several feet high. Finding the front door at some higher elevation properties has become a challenge. Buyers of Incline Village real estate aren’t too worried about the lay of the land when it comes to purchasing a condo or freestanding condo. But when buying a single-family home, the property is a large percentage of the value and outdoor usage a critical component in the decision-making process.
