It was another week of excellent activity on the Incline Village real estate scene and the relatively nice weather at Lake Tahoe made it seem more like late-summer than late fall. Buyers continue to snap up the best values with a total of eight properties going under contract during the past week. Prices ranged from around $460,000 all the way up to just under $1.1 million with the action split between two condos, two freestanding condos and four houses getting accepted offers.

Most of the new listings were repeats of properties that had expired recently on the Incline Village MLS, but for those wanting a panoramic Lakeview property at a relative to Lake Tahoe beer budget price, then 424 and 426 Lakeshore may be worth a look. For a total of $1.5 million you can purchase both of these properties and build your dream home on the North Shore of Lake Tahoe.

There is a house at 424 they can either be expanded or torn down and the current owner has gone to the trouble of dealing with the TRPA approval process so that construction should be a bit easier than usual. While located very close to Highway 28, this is a rare development opportunity for a panoramic Lakeview property on the Nevada side anywhere near this price.

If you would like to own a Lakeview condominium in Incline Village and want to spend about $1 million less than the property on Lakeshore, you may wish to check out #95 Bitterbrush. This two-bedroom, two bath, 1351 ft.² panoramic Lakeview condo has been very nicely remodeled and comes with a one car attached garage. The asking price of $575,000 should make this very attractive for anyone shopping for a panoramic Lakeview condo at Lake Tahoe.

There were a total of 11 price reductions on the Incline Village MLS and a couple of price increases. With no snow on the ground and buyers venturing out to look at property on a daily basis it behooves sellers to contemplate doing a price reduction if necessary to attract buyers before the snow berms are 6 feet high. All of the properties getting adjustments to the downside were priced at $775,000 or less.

After making its debut at $669,000 just six weeks ago, the three-bedroom, two bath, 2039 ft.² Lakeview home at 644 – Second Creek Drive is now down to only $599,000 with the latest price alteration. Built in 1981 and pretty much original, anyone with a little bit of vision can update this property and have themselves a place that oozes Tahoe charm. You’ll find a two-car attached garage, good size lot of nearly one half-acre and easy access to the Mount Rose Highway and Highway 28.

While some of the ski resorts continue to make snow in a vain effort to somehow get a few runs open by Thanksgiving Day, the reality is that only a few very high altitude north facing slopes have any natural snow on them. Daytime temperatures are still well above freezing and the prediction for later this week is rain at lake level and probably up to 8000 feet if not higher. When you come to Tahoe bring your hiking boots and mountain bike and leave the skis at home until Mother Nature provides us with ample quantities of the fluffy white stuff.
