Incline Village Real Estate Commentary

With beautiful sunsets almost every night it’s a wonderful time to be living at Lake Tahoe. These Incline Village real estate agents made our first runs of the ski season during the past week with Sabrina hitting the backcountry near Relay Peak and Don carving some turns at the Mount Rose Ski Area. The most recent winter storm brought snow above 7500 feet in elevation making high-altitude locations the best option for skiing and snowboarding. With what appears to be a rather potent winter storm arriving Thursday afternoon and predictions for up to 3 feet of snow above 7000 feet, it looks like ski season could be in full swing as of this coming weekend.

But we still have work to do with a couple of deals in escrow and two new listings of our own arriving on the Incline Village MLS later this week. Sabrina will be listing a low elevation condo and Don will be focusing his efforts on one of the most luxuriously remodeled properties found anywhere in the Lake Tahoe basin. It was a relatively normal week for sales activity on the Incline Village real estate market during the past week with three properties going into escrow, nine places changing hands to new owners, seven new listings and a couple of intriguing price changes. The most interesting new listings are a couple of higher priced properties in lakefront locations.

Over in Crystal Bay at 424 Gonowabie Road we find a value priced lakefront property offered at only $2,950,000. Whether this place is a fixer-upper or a tear down is in the eye of the beholder. The original structure was built in 1937 and is a quaint three-bedroom, two bath, 1082 ft.² cabin. According to the listing agent the property has nearly 2500 ft.² of total coverage available, which means you have a pretty nice development opportunity for this parcel.

If you are shopping for a lakefront home in Incline Village and would prefer a place that is move-in ready then 73 Shoreline Cir. might be to your liking. Priced at $12,900,000 this 5343 ft.² single-family home features five bedrooms, six full baths, two half baths along with a family room, game room, den, and guest quarters. Known as the Timberlake Lodge, the elegant mountain charm and generous use of stone along with big timbers and open beam ceilings makes for a delightful retreat in one of the best lakefront locations anywhere on the North Shore.

Condo shoppers will applaud the recent price reduction of approximately $25,000 for the three-bedroom, two bath, two-story townhouse style property at 1 – 93 Forest Pines. Now offered at $499,000 this property has been updated from top to bottom with hardwood and slate floors, new interior lighting, stone fireplace, granite kitchen counters and more. The location of this complex is in a rather desirable spot in our community just two blocks from Incline Beach. Properties in this complex tend to do reasonably well as vacation rentals if you are looking to generate some income to offset your expenses for taxes, insurance, utilities, etc.

Getting a $300,000 price adjustment is the panoramic Lakeview home at 567 Eagle Dr. The new asking price of $1,595,000 is rather captivating for this 5 bedroom, 3.5 bath, 3400+ square foot home on the East slope. The short level driveway brings you to the front door at this downslope lot of just under one half-acre. We consider this house to have great deal upside potential when you take into account the fantastic panoramic lakeview and excellent location.
