Incline Village Real Estate Holiday Update

Even with the snow flying it was still a very busy week for the Incline Village real estate market as we saw eight properties go under contract, six new listings, several price reductions and half a dozen properties close escrow. While activity tends to slow down on the Incline Village MLS this time of year, the clear roads and lack of snow at low elevation has made it easy for buyers to continue to look at properties and write offers.

New Listings Price Changes In Escrow Closed Escrow

There are two rather intriguing new listings during the past week that catch our attention. First up is #124 McCloud located at 120 Village Blvd. which puts it about one block from Incline Beach. This is a two-bedroom, two bath, 1111 ft.² upper unit that is being offered unfurnished. The asking price of $459,000 is about what one would expect for a two bedroom McCloud condo in such a good location. These properties tend to make very good vacation rentals if you are looking to earn some income to offset homeowners dues, taxes, utilities and other ongoing costs.

Buyers shopping for a house in Incline Village may wish to take a gander at 697 Birdie Way. Offered at $1,749,000, this 3500 ft.² single-family home on the mountain golf course features four bedrooms, 3.5 baths, a two-car attached garage and even a peek of the Lake. You’ll find hardwood floors, nice architecture and a lovely setting overlooking the mountain golf course. Once we get a bit more snow you can even go snowshoeing right outside your back door.

Checking out the price reductions on the Incline Village real estate scene the only significant move was for our listing at 677 Cristina. This spacious 5000+ square foot Lakeview home contains 4 nice size bedrooms, 3.5 baths, a family room, bonus room and arguably the most dramatic architecture of any property currently for sale on the East Slope. The master suite, living, kitchen and dining areas are all located on the entry-level making this a very easy living floor plan. Previously offered at $2.5 million, the $200,000 price reduction down to $2.3 million should put this on the radar screen for any buyer who is looking for a Lakeview home in this price range.

While it was nice to see more snow landing on the ski resorts during the past week, the reality is that we still need several more feet to cover all of the rocks, shrubs and obstacles. We anticipate that the usual crowds of visitors will arrive to enjoy the holidays and all the various types of winter recreation that you can find at Lake Tahoe. Please be careful when you are out skiing and snowboarding (or even snowmobiling for that matter) as there are a lot of obstacles hidden just below the surface of the snow. Enjoy the holidays with your family and friends and stay out of the emergency room.
