Incline Village Real Estate Mid August

There are many different philosophies when it comes to marketing and selling Incline Village real estate.  But when the second half of August arrives one issue that all sellers of unsold properties contemplate is the asking price. Price is not always the overriding factor when it comes to getting a property sold.  There are many other issues such as the condition, upgrades, location, floor plan, view, amenities, driveway slope, etc. that will affect how long a property sits on the market until a willing buyer comes along.

However, if a property has not been getting showings or if the feedback from the people who have seen the property is that the price is significantly too high, now is the time for sellers to adjust the asking price before it’s too late.  Waiting much longer will result in missed showings and lost opportunities.

Speaking of lost opportunities, 10 more properties went into escrow on the Incline Village real estate market last week.  Buyers who don’t pull the trigger when they find a place they like will risk missing out on the best opportunities.  The inventory is relatively low and we don’t see that changing anytime soon.  So, if you see a place you like at a reasonable price moving swiftly is your best option.

The Incline Village real estate purchase contract provides buyers with a lot of contingencies so they can bail out of a deal after the offer is accepted and get a refund of their earnest money deposit.  No one ever wants to go into a deal looking for a way out.  But having an array of contingencies provides a safety net if you find the property is not to your liking while performing your due diligence.
