Incline Village Real Estate Report 12/14/14

The first really intense storm of the winter season dropped copious amounts of rain and snow on the West slope of the Sierras. But it was pretty much a nonevent in Incline Village and Crystal Bay as our community on the Nevada side of North Lake Tahoe received a little bit of rain and a light dusting of snow at the highest elevations. With the sun shining and the roads clear the Incline Village real estate market is poised for a relatively active second half of December.

During the past week the Incline Village MLS reveals seven properties closing escrow, two places getting accepted offers, six new listings and a few mostly minor price changes. One of the properties going under contract is the luxurious single-family home at 952 Lakeshore View Court. Offered at $3,950,000, this stunning five bedroom, 5.5 bath, 5716 ft.² Lakeview home just a stone’s throw from Lakeshore Boulevard is the epitome of an elegant mountain style home at Lake Tahoe.

The price changes that catch our eye include a freestanding condo on Northwood Boulevard and a gracious single-family home on the East Slope. The property at 836 Northwood Blvd. features 1887 ft.² of living space carved up into three bedrooms, 2.5 baths plus a loft. Nice floorplan with the master suite upstairs along with the kitchen and great room. You’ll find the guest bedrooms and baths plus laundry room on the lower level. The new asking price of $699,500 represents a drop of nearly $50,000 which tells us that the seller would like to strike a deal. Definitely worth a look for anyone shopping in this price range.

Losing $220,000 off the old asking price and now fetching $2,275,000 is the four bedroom, 4.5 bath, 4746 ft.² single-family home on three levels at 359 Wilderness Court. Situated on a .543 acre lot, the private location and open floor plan make this a great spot for family gatherings and entertaining. One of the rooms on the lower floor has been turned into an office and it would also make a great conference room. It also has a couple of our favorite attributes, a short level driveway along with plenty of room to throw the snow on the down slope.

A rather intriguing new listing on the Incline Village real estate scene is the 1608 ft.², three-bedroom, three bath, single-family home constructed in 1964 at 135 Selby. The asking price is $675,000 which we think is pretty close to lot value for this place in the Mill Creek subdivision. Considering the lot is greater than 4/10 of an acre and there is a huge amount of driveway coverage that would likely be grandfathered in, this property appears to be an excellent development opportunity for anyone seeking to build their dream home at Lake Tahoe.

For you skiers and snowboarders in the crowd, the various resorts received anywhere from 4 inches to 18 inches depending on the elevation and which direction the mountains are facing. Unfortunately, the vast majority of the precipitation fell as rain on the West slope of the Sierras. While some of it will be retained in reservoirs, much of the precipitation will simply flow into rivers that will empty into the ocean. We did not get the 3 to 5 feet of snow that had been anticipated by the weather forecasters. However, it did help to improve conditions at the ski resorts although you still need to be careful of rocks and other obstacles. Hopefully, there are more storms on the way during the third week of December which will add to the snow pack and make for a delightful holiday season at Lake Tahoe.
