Incline Village Real Estate Update 11/10/14

The exceptionally nice autumn weather continues at Lake Tahoe and it helped contribute to another solid week of activity on the Incline Village real estate market as buyers continue to look at properties and write offers on a regular basis. During the past week we saw seven properties going into escrow on the Incline Village MLS ranging in price from just under $380,000 all the way up to $1.6 million.

Sales activity was spread pretty evenly across the board with two condos, one freestanding condo and three houses getting accepted offers. While it looks like there were a bunch of new listings the reality is that a number of listings that expired on October 31 were extended so the actual count of true new listings is really quite small (which is typical for this time of year).

The most tantalizing new listings on the Incline Village real estate scene are the condo at #243 Mountain Shadows priced at a very affordable 378K and the single-family home at 725 Golfer’s Pass Road which is offered at $1,150,000. The latter property features four bedrooms, four full baths, a two-car attached garage, over 3800 ft.² of living space on a nearly ¼ acre lot adjacent to the Mountain Golf Course. Upgrades at this home include hardwood floors and granite counters. The master suite is on the same level as living kitchen and dining areas providing you with the option for one level living.

Condo shoppers trying to keep the price under $400,000 will want to take a look at 321 Ski Way – #243 Mountain Shadows. This is a partially remodeled three-bedroom, 2.5 bath, 1360 ft.² end unit condo located in the upper part of the complex not too far from one of the two swimming pools. The property is offered furnished and these condos make great vacation rentals if you are looking to generate some extra income.

If you are planning to visit Lake Tahoe anytime soon we recommend that you leave your skis at home and bring your hiking boots. Almost all of the trails are still in excellent condition and the little bit of snow that we got a couple of weeks ago has pretty much melted away except for high elevation shaded areas, primarily on the West shore. You won’t run into many people on the hiking trails this time of year and even though the Aspen trees have lost their leaves and the wildflowers are long gone, the dramatic Lake Tahoe scenery is still here for your viewing enjoyment.
