Incline Village Real Estate Update 9/16

The arrival of chilly autumn nights has not done anything to deter the Incline Village real estate market.  Nighttime lows have dropped into the 30s recently and visitors can be seen wandering around in warmer clothing than just a week or two ago.  The Aspen trees have started to change in some remote canyons of the Sierras.  It’s extremely unusual to see leaves turning color quite this early but the drought of the past year has stressed the floor and fauna.  The skies have cleared, as fires that were throwing smoke through this part of the Sierras have abated for the most part.

Activity this past week on the Incline Village real estate scene  was relatively brisk with 9 new listings, 7 price changes,11 properties going into escrow and 8 places closing escrow.  Luxury listings were the only part of the market that did not see properties going under contract.  Every piece of Incline Village real estate they got an accepted offer had an asking price under $1.6 million.  This does not signal anything about our market since purchases here are discretionary and take place at a random pace.  Of the 26 single-family homes currently in escrow, 7 have asking prices in excess of $2 million.  This is about what you would expect from a price distribution perspective.

New Listings Price Changes In Escrow Closed Escrow

Buyers looking for something with covered parking in the $300,000 price range have not had much to choose from in 2018.  But there is a new opportunity at 801 Northwood – #40 Incline Manor.  This three-bedroom, 1.5 bath, 1088 square-foot condo has a carport along with a lovely setting overlooking the forest.  Priced at only $325,000, it is currently tenant occupied.  Great opportunity to earn some rental income or have your own place on the Nevada side of Lake Tahoe.

The lovely contemporary home at 811 Snead Ct is on the market for the 1st time in many years.  Priced at $1,895,000 this 4 bedroom, 3.5 bath home features over 3500 ft.² of interior living space.  You’ll find quality upgrades including slab granite counters, stainless steel appliances, double ovens, along with spacious rooms throughout.  It also has a really nice location on the 6th tee of the Mountain Golf Course.
