Incline Village Real Estate Year End

With the last days of December upon us and the start of 2015 just around the corner we are still seeing fairly good activity on the Incline Village real estate market during the busy holiday season. Our listings are getting shown on a regular basis and we are continuing to work with buyers and sellers in an effort to bring new deals together. While business has slowed down a little bit from the frenetic pace of the past several months, there is enough happening on the Incline Village MLS to keep our brains stimulated as we close out the calendar year.

This week’s Incline Village real estate update brings us three new listings, two price changes, a handful of properties closing escrow and five properties getting accepted offers. It was another balanced week for sales activity with two condos, one freestanding condo and two single-family homes going under contract. With the exception of the panoramic lakeview home at 180 Lakeview Ave. in Crystal Bay which was offered a smidgen under $2 million, all of the other properties going into escrow had asking prices ranging from $245,000 up to $779,000. The latter property which is a nice house at 562 Tyner Way was priced very aggressively and drew multiple offers even though it was on the market for less than a week.

It was nice to see the home at 175 Mayhew Circle get a significant price reduction from $1,389,000 all the way down to $1,219,000. The new asking price is certainly more reasonable and much closer to being in line with previous sales in the neighborhood. This place sports a very good location just a couple of blocks to Lakeshore Boulevard in a nice woodsy setting adjacent to a creek. The large level lot of nearly one half-acre complements this three-bedroom, three bath, 2147 ft.² house with a two-car attached garage.

Condo shoppers looking for a low elevation property may wish to check out #27 Coeur-du-Lac. This cozy 1200 ft.² condo features three bedrooms, two full baths and is offered furnished at the asking price of $459,900. Properties in this complex tend to do rather well as vacation rentals due to the proximity to the beach, shops and restaurants.

Panoramic Lakeview lovers who can fit a property priced at $3,875,000 into their budget will want to consider 587 Tyner Way. This property has undergone extensive remodeling during the past year and features an elegant interior to go along with a very nice floorplan. While the property itself is approximately 1/3 acre in size it feels endess because you are situated on a promontory of land that overlooks an expansive stretch of U.S. Forest Service land. You’ll find five bedrooms, four full baths, and two half baths along with a two-car attached garage and one of our favorite features; a short level driveway.

If you are thinking of coming up to Lake Tahoe to do some skiing this week, you will want to stick to the higher elevation runs at all of the major resorts. While we did get a little bit of snow last week it was nowhere near enough to cover the steeper trails and low elevation ski runs are still filled with rocks and other obstacles. We recommend that you hit the slopes early to enjoy the best conditions as the cold temperatures are helping to keep the snow in relatively good condition.
