Inside Incline 4-14-18

The Incline Village real estate market gave us some modest activity during the 2nd week of April. Sales remained relatively strong with 7 properties going into escrow along with 7 places closing escrow. However, there were only 2 new listings which is a bit surprising.

Normally, we are seeing a flurry of activity this time of year with one or more properties being listed for sale on the Incline Village MLS just about every day. With demand remaining strong, the only inhibitor to sales in 2018 will be the relatively low inventory levels in all categories.

Of the 7 properties closing escrow, the bargain in the bunch appears to be the freestanding condo at 949 Harold Dr. – #4 Montclair. The final sale price of only $300,000 could make this the least expensive PUD that will change hands in Incline Village in 2018. Mostly original inside, this three-bedroom, 2 bath, 1600 square-foot property is located directly across the street from the Championship Golf Course. The close proximity to Fairway Blvd and the attendant traffic might have had something to do with the ultimate price tag.

There is one new listing on the Incline Village real estate scene that grabs our attention this week. 842 Lakeshore Blvd. is one of those single-family homes built in the early 1980s that has a lot of Tahoe charm. Inside 3,264 square feet of living space you’ll find 4 bedrooms, 3.5 baths along with open beam cathedral ceilings. The master suite is on the upper level near the great room where you will find filtered lake views to enjoy. The semicircular driveway provides ample parking for those family gatherings. Offered at $2,850,000.

Checking out the price reductions among the Incline Village real estate offerings, the freestanding condo at 1131 Lucerne got a nice $25,000 haircut. The new asking price is $823,000. This chalet style property features 3 bedrooms, 3 full baths and nearly 2400 ft.² of living space. The panoramic Lakeview is sure to delight a new buyer! There are some nice upgrades including granite counters, slate floors and stainless steel appliances. While this property does not have a garage the spectacular view of Lake Tahoe along with the spacious decks to enjoy the outdoors make this one worth a look.
