Inside Incline 4-8-18

The skies have cleared after an unusually warm rain storm came through the Sierras the last few days. Buyers of Incline Village real estate will find the roads are clear, including the highways over the passes. So, with 10 new listings in the past week there are some interesting properties from which to choose.

It was another solid week for the Incline Village real estate market. 8 properties went into escrow along with 8 closed escrows and 6 price reductions. We are continuing to see a lot of showing activity and inventory levels remain relatively low. The supply/demand equation is such that we anticipate prices will continue in a steady uptrend barring unforeseen circumstances. Even the recent volatility in the stock market has not put a damper on real estate sales at Lake Tahoe.

Checking out the new listings on the Incline Village MLS this week there are a couple of intriguing places to consider. Single-family homebuyers looking for a property that won’t bust the budget may wish to check out 805 Jennifer St. This is a 3 bedroom, 3 bath, 1977 square-foot home with a two-car attached garage. It also has one of our favorite features which is a short level driveway.

The property is surrounded by U.S. Forest Service land on 2 sides providing you with a nice, private woodsy setting. It’s also very close to the Jennifer Trail and a year ‘round creek making hiking opportunities just a stone’s throw away. The trail consists of a nature loop and a spur that will take you steeply up to the Tahoe Rim Trail. With an asking price of just $750,000, this place is sure to draw a lot of interest.

Lakeview shoppers may wish to check out 400 Fairview Blvd. – #132 Bitterbrush. Priced at $539,000 this two-bedroom, 2.5 bath, 1412 square-foot condo also comes with a two-car attached garage. In addition to a spacious great room you get a nice loft that could be used for a pool table, office or a game room type of set up. It’s getting fairly difficult to find a lake view property with two-car garage anywhere near this price point.

Buyers on a budget looking for an entry-level 3 bedroom condo may wish to check out 321 Ski Way – #225 Mountain Shadows. The recent price reduction makes this 1360 square-foot property worth a look at the new asking price of $339,000. This end unit is mostly original but it does have a nice big great room with fireplace and open beam cathedral ceilings. With prices for Incline Village real estate continuing a steady march upward this property provides a good opportunity to get your foot in the door.

Buyers of Incline Village real estate took advantage of the beautiful weather last week.  We saw 10 properties go into escrow on the Incline Village MLS.  Luxury buyers sat on the sidelines with every
